William Eagles has spent eight years quietly becoming one of the most trusted names in Greater Philadelphia real estate — representing buyers, sellers, and developers across Bucks, Montgomery, Chester, Delaware, and southern Lehigh County.
Based in Blue Bell and licensed with Howard Hanna Real Estate Services, William works at the intersection of brokerage and development — representing buyers and sellers in resale transactions while leading new-construction projects from raw land to ribbon-cutting.
His clients span the region — first-time buyers in Bucks County, sellers in Doylestown and Hatfield, investors assembling lots across Montgomery and Chester County, landowners in Delaware County, and new-construction projects from Perkasie to West Chester to the Saucon Valley. The throughline is the same: clarity in every step, defended interests at every turn, and a refusal to take shortcuts that compromise the long view.

William Eagles works across the heart of southeastern Pennsylvania — representing buyers, sellers, builders, and landowners from the Bucks County countryside to the Saucon Valley.
The home base. Doylestown, Perkasie, New Britain, Hatfield, Buckingham, Newtown, Yardley, and the Central Bucks corridor. Three of my active developments — New Britain Place, Avondale Walk, and Enclave at Fortuna — sit on Bucks County land. I know the townships, the school districts, and the planning commissions personally.
Blue Bell, Lansdale, Ambler, North Wales, Conshohocken, Plymouth Meeting, Lower Gwynedd, Montgomeryville. My office is in Penllyn and I’ve listed and sold across the county for years. North Penn, Wissahickon, and Methacton are all familiar territory.
West Chester, Phoenixville, Downingtown, Malvern, Exton, Kennett Square, and the Brandywine Valley. Chester County is one of the strongest residential markets in the state, and I work it actively for both resale clients and land-acquisition deals along the Route 30 and Route 202 corridors.
Media, Wallingford, Newtown Square, Wayne, Garnet Valley, Glen Mills, and the Rose Tree corridor. Delaware County’s mix of established neighborhoods and quietly available infill parcels makes it one of my favorite places to source land for the next development.
The Saucon Valley and the Southern Lehigh school district — Coopersburg, Center Valley, Hellertown, Upper Saucon Township, and the I-78 / Route 309 corridor. An underrated stretch where Bucks County buyers can find more land and better commutes. I work this market for both buyers heading north and landowners ready to sell.
If you’re anywhere in the Greater Philadelphia or Lehigh Valley region and you have a real estate question — buying, selling, building, or sitting on land you might want to sell — reach out. If it’s not a fit for me, I’ll point you to someone who specializes in your area.
